What Is a Gas Safety Certificate — and Why Do You Need One?
A Gas Safety Certificate (also known as a CP12) is an official document issued by a Gas Safe registered engineer after inspecting the gas appliances, pipework and flues within a property.
The inspection ensures that:
- Gas appliances are operating safely and efficiently
- There are no gas leaks
- Ventilation routes are clear and compliant
- Flues are correctly fitted and safely expelling fumes
- Carbon monoxide risks are minimised
Once the checks are completed, a certificate is issued confirming whether the installation meets current safety standards.
Why Is It Required?
If you are a landlord, a valid Gas Safety Certificate is a legal requirement and must be renewed every 12 months. You are also required to provide a copy to:
- Existing tenants within 28 days of the inspection
- New tenants before they move in
- Failure to comply can result in substantial fines, invalidated insurance, and even prosecution.
For homeowners, while not legally mandatory, an annual gas safety check is strongly recommended to protect your household from carbon monoxide poisoning, gas leaks and appliance failure.
