What Is an EICR?
An Electrical Installation Condition Report (EICR) is a formal assessment of the electrical systems within a property. It evaluates the condition of wiring, consumer units (fuse boards), sockets, switches and fixed electrical components to ensure they meet current safety standards.
The inspection identifies:
- Wear and deterioration
- Faults or damage
- Potential fire or electric shock risks
- Non-compliance with current regulations
Where necessary, the report outlines required remedial works and safety recommendations.
How Often Is an EICR Required?
For homeowners, an electrical safety inspection is generally recommended every 10 years.
For landlords, the law requires a valid EICR to be in place at least every 5 years, or at the start of a new tenancy. Non-compliance can result in financial penalties of up to £30,000, as well as enforcement action from the local authority.
Staying compliant isn’t optional — it’s a legal responsibility.
